Luxury Two-Storey Duplex

This duplex was designed for a private developer following an unsuccessful attempt with another building designer.
Leveraging our experience with duplex CDC regulations, we were able to completely rethink the proposal and transform an inefficient concept into a well resolved detached duplex design.
The new design maximises natural light, ventilation and spatial efficiency while incorporating Terra Partners’ signature façade approach.
Design Story
The shape of the site and the average neighbouring setbacks made this one of the most challenging duplex layouts we have encountered.
Careful planning and compliance analysis were required to ensure the design satisfied CDC regulations while still delivering two high quality homes.
The final proposal creates a detached duplex configuration that improves privacy, daylight access and cross ventilation for both dwellings.
This project strongly reinforces an important principle we often share with clients and developers: always check the site layout and planning constraints before purchasing a property.
